Being a landlord in 2024 is as challenging as it has ever been! As industry professionals, qualified members of ARLA and people who work in the property sector daily, we keep a very close eye on the news, legal updates and the housing market and there are plenty of challenges to read about!  

Firstly, we have financial challenges with mortgage rates reaching new highs and unfavourable taxation laws for landlords. And yet, so many landlords aren’t charging enough rent to even nearly cover the extra costs involved nowadays!

The Renting Homes (Wales) act has been the biggest shake-up to the private rented sector we've ever seen. Changes have included 6 month no blame notices, new terminology including occupation contracts, written statements, contract holders.

And of course, with increased legislative changes, comes increased attention from local authorities on looking for non-compliant landlords to prosecute. Fines are getting bigger, the reasons for prosecutions are getting smaller, and all landlords need to take note of the changes happening in councils across the UK, fast to avoid unknowingly falling foul of the law and being hit with penalties! 

Even tenancy management is getting tougher with rent arrears at a higher rate, evictions and possession claims increasing and the legal process a minefield for a lot of self-managing landlords.  

All in all, with the levels of legislation at the highest point ever, so many landlords fall into the trap of non-compliance simply because it is tough to keep on top of the countless things to adhere to and boxes to tick.

Nicola Blake FARLA

Operations Director

Nicola has been part of the Cavendish Group since 2001! Over the years she has gained a vast amount of experience in Lettings, and in 2012 was one of the first in the country to pass the Level Four Certificate in Residential Lettings and Property Management, entitling her to become a Fellow of ARLA Propertymark. in 2022, Nicola was invited to join the board of directors as Operations Director and oversees the running of our Chester and Mold Lettings Branches, keeping us all up to date with the ever changing legislation in the industry.

Nicola is the ARLA Propoertymark regional executive for North Wales.

David Adams MARLA MARLA

Managing Director 
After completing his higher education, he joined the sales team as a negotiator and quickly made a name for himself as a rising star. In 2010, David made the move to the lettings team, where he continued to excel and demonstrate his natural talent for the business. His hard work and dedication paid off in 2017, when he was asked to join the board of directors. In 2022, he took over Managing Director and now oversees the whole business with Nicola Blake and Liza Moffatt. David is known for working closely with the front of house offices to generate new business for the firm, and he is particularly skilled at heading up the valuations team. With his extensive knowledge and experience in the industry, David is the go-to guy for all your property needs.

Liza Moffatt

Tenancy Management Director

Liza joined Cavendish Rentals in 2002 with the objective of establishing and managing the property management department focusing on maintenance and safety compliance.

Since then, Liza has transformed the business operations in her field of expertise expanding the department to encompass all aspects of tenancy management. Through her extensive knowledge and experience she ensures strict adherence to lettings legislation for properties in both England and Wales

Liza’s commitment to integrity and strong attention to detail has played crucial roles in upholding a high level of service and professionalism and she was appointed to the board of directors in 2022.

While fulfilling her responsibilities as a board member Liza oversees and ensures a consistent delivery of a professional service to our clients. Her composed steady demeanour has endeared her to both clients and tenants and she thoroughly enjoys the daily interactions with landlord’s tenants and contractors
